Does homeowners insurance cover flood damage?

No. Standard homeowners policies do not cover flood damage from storm surge, rising water, heavy rainfall flooding or overflow from bodies of water. Flood coverage requires a separate flood insurance policy through the National Flood Insurance Program (NFIP) or a private flood insurer.

Do I need flood insurance if I'm not in a flood zone?

Is there a waiting period for flood insurance?

Yes. NFIP flood policies typically have a 30-day waiting period before coverage takes effect. Private flood policies may have different waiting periods. That means you can't wait until a storm is approaching to buy coverage; it needs to be in place beforehand.
